Moving out of a home you’ve loved—whether it’s a cozy geodome, a classic two‑story, or anything in between—always brings up the same challenges. I can’t tell you how often I hear this from sellers: “I didn’t realize the buyers would check everything at the final walkthrough!” But they do—and if things aren’t fully moved out, cleaned out, and buttoned up, that walkthrough can delay closing… or in rare cases, even derail it altogether.

The good news? A smooth, drama‑free handoff is completely doable with the right plan in place. To make it easier, here’s a step‑by‑step Seller Move‑Out Checklist you can follow from the moment you schedule your movers to the moment your buyers walk through for the last time before closing.

Start With Your Timeline

Before the boxes start piling up, lock in the big dates.

  • Possession date & time
  • Final walkthrough date & time
  • Mover/truck arrival details
  • If you have post‑closing occupancy (also called a rent‑back): note your official move‑out deadline

These dates are the backbone of your move—you’ll use them to plan cleaning, repairs, and utilities.

Decide What Stays and What Goes

Every contract lists the “included items,” but it’s easy to forget what counts. The contract you sign has specific guidelines you should check. If you have questions, consult your realtor!

Double‑check:

  • Appliances
  • Light fixtures
  • Window treatments
  • TV mounts
  • Hardware that’s meant to stay

Take with you (and repair behind them):

  • Shelves
  • Smart devices
  • Patio furniture (unless agreed otherwise)

Handle Utilities and Home Systems

One of the most common seller mistakes is turning off utilities too early.

Keep utilities on through the final walkthrough unless your agent tells you otherwise.

Also be sure to:

  • Leave thermostat at a season‑appropriate setting

Before they arrive:
